Property World Africa Network ( PWAN) Plus Business Concerns Ltd, a subsidiary of the PWAN Group, has defended its integrity and operations following a recent video that accused the company of selling non-existent land and issuing mere receipts instead of proper documentation.
Speaking at a press conference last week, the Managing Director and Chief Executive Officer of PWAN Plus, Prof. Julius Oyedemi, condemned the allegations and described the video as “malicious, defamatory, and injurious. The video, which has gained traction online, specifically targeted two of the company’s estates, Cedarwood Park and Cedarwood Gardens, both located in Lagos.
The company reassured stakeholders, subscribers, realtors, and the public, of PWAN Plus’s continued commitment to accountability, transparency, and lawful conduct. The company reaffirmed its dedication to completing title perfection across all its estates and upholding its long-standing reputation in the real estate sector.
Oyedemi dismissed the claims as “reckless outbursts of a chronic ignoramus,” and emphasised that the properties in question were legally acquired between 2017 and 2018. “The indigenous owners of the lands, Olorunishola and Alonge families, were fully paid,” he stated, adding that valid deeds of assignment and excision applications were duly executed.
He clarified that the shift in land title processes following a change in Lagos State’s administration led to complications but did not invalidate the legitimacy of PWAN’s claims to the land. “In light of the new government policy, Cedarwood Park and Gardens were integrated into the Idera Private Developers’ Scheme.
This required significant re-investment, especially in sand filling and topographical adjustments due to the waterlogged nature of the land,” Oyedemi said.
He further explained that the company had communicated with subscribers, offering them options to either relocate to adjacent properties or receive full refunds. “More than 75 per cent of the subscribers have either accepted swaps or been refunded, and some have even commenced building on the new allocations,” he said.
The company also denied claims that it only issues receipts to land buyers. “PWAN Plus issues deeds of assignment and individual survey plans to subscribers, who can then apply for Governor’s Consent,” he stated. According to Oyedemi, between 2023 and 2025 alone, PWAN allocated over 4,234 plots to 2,304 clients, while over 10,000 plots were allocated between 2017 and 2022 with full documentation.
In defence of its operational transparency, Oyedemi revealed that PWAN had launched a “Subscribers Education Series (SES),” a virtual forum to update and educate clients about infrastructure and title perfection processes.
On his part, Managing Director/CEO of PWAN Advantage, Chinedu Ezenwa, said this was not the company’s first public clarification. “There are videos online made by the founding chairman, appreciating clients and acknowledging a few challenges. But for every two estates that have challenges, there are 30 to 40 that are fully allocated,” he said.
Ezenwa questioned the motives, stating that the critic had never approached the company for clarification or evidence. “Before making spurious allegations, he should have walked into our office. “It is quite bad that someone who has never stepped into our organisation will allege that PWAN only sells receipts. He must prove his claims in court,” Ezenwa said, echoing Oyedemi’s announcement that PWAN’s legal team would take up the matter with relevant authorities.
Both executives acknowledged that like many businesses in the real estate sector, challenges do arise. However, they maintained that PWAN has always acted responsibly and professionally in resolving disputes and protecting investors’ interests.
